Purchasing Real Estate in Roatán

Why Invest in Roatán?

Roatán is the largest of the Bay Islands and is a popular destination for North American travellers. Unlike other Caribbean islands, Roatán isn’t densely populated. The tourism industry is well-established and the island has all the amenities required for retirement or a vacation.

Roatán has an international airport, medical clinics (Clinica Esperanza is located in Sandy Bay), pharmacies, hospitals (located in Coxen Hole and French Harbour) and shopping centers. US dollars are widely accepted across the island and the majority of people in Roatán are English-speaking and very friendly.

There are also plenty of activities to keep you occupied, including renowned diving, snorkeling, fishing, The Black Pearl Golf Course designed by Pete Dye, and our world-famous West Bay Beach. Roatán boasts an enthusiastic expat community, which is a huge draw for North American investors and retirees.

Financing

Real estate in Roatán is primarily a cash market, and that makes financing options less traditional than in North America. Purchases are typically done in cash, with buyers securing financing in their home country before purchasing Caribbean property.

Buying Process

There are two different types of ownership: Individual or Corporate. Individuals can own property up to 3000 square meters (approximately .74 acres). This amount applies per investor, so a couple can own up to 1.48 acres. For investors wanting to purchase property larger than that, a Honduran corporation must be formed. This is a legal process that must be completed with the assistance of an attorney.

The buying process sees the buyer make an offer on a property. Once the offer is presented, the seller has a minimum of 5 days to accept or present a counter offer.

If an offer is accepted, the seller has to request a new survey, a cadastre (a comprehensive document showing the value and ownership of land for taxation purposes) under their names and paid taxes for the current year. From there, all the paperwork is given to the attorney for the closing and takes approximately 20 days after all the paperwork is under the new owners’ names.

Inspections are not required, but can be arranged at the expense of the buyer.

Appraisal fees are based on the size and location of the property. Typically, these start at $350 USD.

Residency Requirements

You do not need to be a resident in order to purchase property in Roatán. There are limitations as to how long North Americans can stay in the country without having residency (90 days).

If you are retiring or relocating to Roatán, you will need to apply for residency in order to spend longer than 90 days in the country on a single visit.

There are four different types of residency: Rentist, Retired, Investor, or Relative. Each residency type will have different stipulations in order to qualify. More information on residency requirements can be found by contacting us.
